Q: What is your pet policy?
A: We do allow one animal “per unit” provided you do not have new flooring. The animal must be approved with the management staff before you are allowed to have one. There is a $300 pet deposit required that must be paid upfront. It is refundable as long as there are no damages that exceed your main security deposit for the property. You will also be charged an extra $20 monthly fee that will be added to rent. Any animal must be under 30 pounds at its full grown state. If you have already signed a lease, but would like to get an animal you must discuss it with management first.
Q: What leases do you offer?
A: We offer one and two years leases. Please inquire at our office for options or call 419-225-7781.
Q: What is your security deposit policy?
A: The security deposit is the same dollar amount as your monthly rent and must be paid in full to secure the property.
Q: When is rent due?
A: Rent is due on the first of every month for all of our tenants. There are no exceptions.
Q: What if I want to move out?
A: A 30 day notice is required to move out once your lease has been fulfilled.
Q: Who is responsible for lawn care?
A: Lawn care will be a stipulation on your lease. If you are responsible for lawn care per your lease, you must ensure grass is mowed and weed whacked at least weekly, if not more often during certain times of the year. We expect all the lawns and mulch beds to be well manicured at all times.
Q: What about smoke detectors and carbon monoxide detectors?
A: Functioning smoke detectors are mandatory at all times. If your smoke detector is no longer working, please check and change the batteries. If that does not work, call the office immediately and we will replace them. Carbon monoxide detectors are recommended if you have a gas furnace.
Q: Am I allowed to paint?
A: We do not allow tenants to paint either the exterior or interior of the property at any time.
Q: Can I hang picture and other wall decorations?
A: As long as you mount pictures, curtains, and other decor in a wall stud, you are permitted to hang items. However, flat screen TV brackets must be approved before they are mounted.
Q: What do you cover in the case of property damage?
A: Our company insurance covers the cost of the building, but it will not cover any of your personal property or ensure temporary lodging if there is fire or water damage. We highly recommend you purchase renters insurance. It’s inexpensive and will protect you in case of damages.
Accidents can happen at any time and being unprepared is very upsetting. Cover what you hold dear. We can give you a list of insurance providers or feel free to contact your current car insurance carrier to get a quote. Webb Insurance Company is our provider. You can contact them at 419-228-3211. Ask for Rick Moening or another associate in their office.
Q: What happens if I get locked out?
A: We will keep an extra set of keys in our office. We highly recommend you do the same and give a spare key to trusted family member or friend for emergencies. We will allow you to come and pick up a spare key during regular business hours 9 a.m. to 5 p.m. After hours you will need to call a locksmith.
Q: Do you do background checks?
A: Yes, we do criminal backgrounds, check for previous evictions, landlord references, and employment verifications.
Q: Do you allow satellite dishes?
A: Yes, we do. However, you have to have written approval, and we must be involved in the installation process as to where the dish is mounted. They are not allowed to be mounted to the building or roof in any manner! Please call for other options.
